Recoating is a light sand and a new coat of finish. If your floors are starting to lose their sheen but don't have much surface damage, they may be a good candidate.
It typically costs less than a full sand-and-refinish, because most of the labor in a refinish goes into stripping the old floor down. We'll be straight with you about which one your floors actually need.

Recoat or refinish — how do I know?
Floors with minimal surface damage are good candidates for a recoat. If you're mainly looking to bring back that freshly-finished sheen, recoating may be all you need. If there's deeper wear, a full refinish is the better call.
Is recoating cheaper than refinishing?
Usually, yes. A recoat skips the full strip-and-sand that makes up most of the labor in a refinish, so it's a lighter, more affordable job when your floors qualify.
